Planning to rip out most of the grass in our front yard, add some boulders, river rock, and several trees & plants. I've called about six different landscapers for quotes, only three of which answered the phone and came out to take measurements. Out of that lot, only one actually gave me a quote and that was almost twice my budget. I figured out logistics of doing it myself and should be able to get it done for half what I thought it would be. Probably a week or two of labor though. We just had two formal gardens done. I had some sticker shock too, and I generally do everything myself around the house so I thought about doing the labor, but imo after watching these guys the cost of having it done professionally is justified. Proper landscaping is physically difficult work and choosing plants, understanding drainage etc. is skilled.

Ahhhh I’m so jealous!!! And your house is adorable and might be related to my house.
I just got my ass reamed by a pellet stove cleaning person. “There’s no way you didn’t know the stove pipe is being held together with tape” dude, look at me. I’m basically a legal small person I have no idea what’s going on above my f’n eyeballs. We bought a country ghetto house and… boom, got a country ghetto house.

yall use anything in particular for estimates? or just zillow or whatever yeah zillow just emails me once in a while saying my house is worth like $280k and based on what other houses in my lake are selling for. there’s one on the corner from me that’s even smaller than mine and in way worse condition currently listed for $275k which is insane and i doubt anyone pays it

In the summer I get yelled at by the landscaper and the winter by the plow guy and now the pellet stove person. I just play dumb. It’s easy… I’m a female… I clearly have nooo clue the landscaper is mad because our rain forest is “tough on my machines” and the pellet stove human “I just lost a $200 filter from your frozen stove pipe mud”. Dude, I’m not computing. Ps, do you have any idea who I am?

Ours is 1000sqft and it’s too big for me bigger than mine. it’s a lot better though since i recently finished my wife’s studio/office in the basement and we moved all her stuff out of the bedroom down there Love it! We have no basement. I have to deal with these people on a single level.

I think we actually need to get more work done on drainage in the spring because we took down a tree, and now the area underneath the former tree gets standing water that seeps through the foundation in these massive storms. Maybe the porch steps can collapse or something after that.

Does anyone have experience finding a buried well head? The town has no record of it and I’m not trying to look like a bozo walking around my yard with wire hangers, but also not trying to pay way too much for a professional.

moving into our new place in 60 something days. paint crew is almost done. my brother and I ripped all the carpet out yesterday so now my wife and I are pulling tack strips and carpet staples. currently blasting bad bunny and inhaling mold/asbestos/miller lite 🤠

refinishing my bathroom so I ripped up the old vinyl sheet floor and treated the subfloor for mold. I was able to scrape up most of the floor backing (looks like some sort of particle board) that was rotted from moisture but the stuff that was dry is tough to get up. I am able to get underneath it with a prybar and a hammer but the adhesion to the subfloor makes the plywood split and come up in little chunks so if you walk on top of it it does not feel smooth/level.
My question to board is if I can use some spackle as a makeshift leveling compound? its really only going to be in a couple spots so I don't want to buy a whole bucket of compound that I'm only going to use sparingly this one time when I have some perfectly good spackle I need to use up. I know the real solution here is to rip out the subfloor and replace it, but I just rent here and I got blessings to do exactly what I am doing, which is just replacing the vinyl flooring on the cheap.

Your LL won't spring for a couple sheets of OSB to replace it? LL wont spring for much. Realistically valves need to get replaced all over the place for the plumbing in the basement and he's not gonna open that can of worms. Long story short I live here on the cheap because the house is likely not up to code. Not on the books so he's not legally obligated to fix anything. He's doing me a solid by living here and I'm not gonna spend the money to get this place the repairs it needs, I'm spending the 300 bucks just to clean this shit up until I can get out.
