I've lived in my house now for 4 years, and every single year I'm baffled by how many leaves fall in my fucking yard daily.

yeah I'm a real homo (home owner) what color walls y'all got? Still haven't gotten rid of the gentrification greys that they slathered the whole interior of the house in before selling. The kitchen is a horrid aspirin yellow that drives me nuts, but doesn't look SO bad at sunrise-ish hours.

Buying a house, car etc is so luck based. We got our first house in 2003 right before a bubble. Value doubled in like two years and we got a new mortgage and added a second story. Sold in 2017 and used the equity for a huge house on a culdesac that was run down. Our quality of life sucked for a few years but we’re finally getting caught up. New open floor plan and kitchen, new deck, new siding, windows and doors. Place is valued close to twice what we paid. Barring a huge disaster this place will be our biggest source of retirement funds when the kids are out on their own for good (unless they live in our basement till they’re in their 40s or 50s) Currently in this situation almost exactly. Got $200k in equity within 2 years of moving into my current home in 2021. $22,500 down on a house in 2021 and I have equity worth about $150,000 right now. I was thinking about it the other day and I honestly believe that these high prices are here to stay. I've gone from "this is a starter home" to "I'll probably die in this house."

At least in my area, every decent lot is built on so I don't see how SFH supply ever increases enough to lower prices. People will buy a house just to knock it down and use the lot. If anything prices will just accelerate more when interest rates drop.

Especially for waterfront homes, many clients removing the cute old camps and building tall, narrow modern homes in their footprint.

my spot is the most expensive one on my block and i dont think ive gained much equity in two years of ownership really (at least not over what ive invested into it with fixes and remodels and shit), but the other homes around my area look way shittier than mine/less modernized as mine and theyre listed like $50k+ over what i bought for

My wife had a “color consultant” come in a couple years ago and give us color recommendations for repainting the whole house. Easily the whitest thing we’ve ever done. We were upgrading the floors from laminate/white tile to vinyl and wanted to do a paint before the new stuff came in and we could be messy as shit while doing it. I was skeptical with what she threw out there but the house looks great. Entry way and living room - full moon (yellow) Kitchen/family room/hallways/bathrooms - copen blue Bedrooms and master bath - livable green It’s fucked up that I can still remember the colors.

Our entire upstairs was professionally repainted light gray/blue right before we moved in. It's not my favorite color but they did an awesome job and I hate painting so I don't see changing it anytime soon. We did super light pink on the new bathroom walls in the basement because we don't get much natural light down there.

When we moved in our bedroom was painted like corn yellow with a blue accent wall. It looked so awful I didn't even mind the 3 straight days of painting it took me to cover it.

If we sold, we'd likely net $150K as well. I live on a so-so golf course and we're only leaving if we can get on some water or a much nicer golf course.

We picked out colors last week and wound up with a bunch of accent walls, one room dark green, etc. We pared it down to like five or six colors total and it still feels like there's no cohesion. I can't really visualize what things are going to look like since we have no belongings in the house so that's not helping either. and then I sit and think about our current place where we've been for a few years and I don't know if I've ever even paid attention to the fucking paint!

Bought for $230K in 2019 and I was against it. I thought home values locally were inflated and that it wasn’t tenable. My wife disagreed and interest rates were low enough at that point (4%) to say fuck it and go for it. We refi’d a year later at 2.9% and the home is now worth around $330K. Haven’t had to put a dime of significance into it because the only two previous owners (built in the 50s) took such good care of everything. The house is in a terrific school district and in a great area not at any risk whatsoever of home values plummeting. Never been so happy to have been wrong.

I probably posted before but we bought a house for 197k in MA 5 years ago. Immediately put on a new roof and had mini splits installed and never did anything else. Literally. House is now valued at 350k and I’m still never moving again. At least 18 moves since high school. Excellent school system, 1 level house with everything on first floor. There’s a double garage but it’s kinda scary.

I've been mulching in place with a mower the last few years and I'll never go back to raking and dragging tarps into the woods again. When you initially finish it looks like you've just wasted your time, but it really does chop them up small enough that it lets the grass (or whatever you've got underneath) grow through it. After the first rain it basically looks like you raked

I used to put one of those giant bags on my zero turn but this year I said fuck that just mulch them; looks just fine and if I bag I get all anal about missing a spot or some shit. Mulching saves time and energy for me, mentally as well.

Planning to rip out most of the grass in our front yard, add some boulders, river rock, and several trees & plants. I've called about six different landscapers for quotes, only three of which answered the phone and came out to take measurements. Out of that lot, only one actually gave me a quote and that was almost twice my budget. I figured out logistics of doing it myself and should be able to get it done for half what I thought it would be. Probably a week or two of labor though. Did this myself during covid, it was brutal but obviously saved a ton of money. I waited until late summer which was a huge mistake, the ground was hard as concrete (we get zero rain here during summer) and running the sod cutter was like trying to tame a wild bull. The biggest problem was trying to get rid of the old sod because it was in rough shape and no one wanted it.

Large yard surrounded by large oak trees, only so much the mower can handle before busting out the tarps.
