Needing to rip up the rotting deck in our backyard and then put down pavers. Will be nice when it’s done but it’s expensive.

We're about to rebuild our deck. It sucks, I don't even like decks but the way our yard is built there's really no other option. At least I won't have to look at the rotting PT deck we have now anymore.

my basement was flooding (mildly compared to escapedfromthevalley) last summer and got some quotes about putting a french drain in in combo with my pre-existing sump pump but it would be a major overhaul based on the space limitations of my basement. def something i'd sell my house before investing in. happy that redoing my roof for the second time took care of that though, haven't had any noticeable moisture down there since.

Seriously. I cleaned my parents gutters this past summer and there was so much detritus and accumulated gunk that water wasn't properly draining and it ended up making a huge mess. I'm thinking of going the gutter guard route. Any apinions on those? My house came with some that sucked. Sure no leaves got in the gutters, but water from the roof seemed to sheet straight across the guards and just pour down the sides of the house. I know there are different types so I'm not saying they all suck, but these did. Basically a mesh a screen a little wider than what's in a window that snapped on to each edge of the gutter. I just clean them out once a year now instead. AS for water in the basement, our problem was not poor gutter placement. The house was built in 1960, in a small development surrounded by agriculture. In the '90s and early 2000s developers bought up all the farms, backfilled the land and built McMansions all up on them. Now our neighborhood is about 4 feet BELOW all the surrounding developments that they literally built up, so when it rains, all that water flows downhill into our neighborhood. The water table is basically 1" above ground level in my yard. Absolutely NOTHING you can do but let it all flow in and just keep pumping it out. Would I like to burn down the McMansions behind me? Yes... yes I would

everything involving water in this house terrifies me. I replaced the lines on the washing machine last night and thought I was going to keel over while it ran. like what if it just explodes and water starts shooting out of the wall? seems plausible to me.
anyway I don't think I'm getting anything out of the cold water supply- the knob itself felt real loose so I don't think it was actually opening the valve. I think I just need to tighten the screw at its base but seems like another potential water explosion scenario!

Haha, there really area a number of issues. I had a zone valve boiler, and one zone wouldn't turn on just because the little wheel was getting stuck. You flick it with your finger and it would turn back on.

Turns out the problem was a bad thermostat in my hot water heater. A nice $350 plus service costs before I go on vacation.

I am in the middle of a damn WAR with some random container service company (who has a collective like 10 reviews on Yelp and 9 of them say it's a scam and the 10th is fake). We are paying our gardener to remove a huge raised planter to extend the yard + install a shed, so he had to rent a container for the dirt removal. The container company is a fucking SCAM, and trying to bully my gardener (and now ME) into paying $1,475 as opposed to $820 which was agreed on (he already paid them $1,075)... This is the yelp review I left, which has more of the story: I wen't back and forth with this idiot last night, and half expected to wake up with a driveway full of dirt. tl;dr some asshole is trying to bully my gardener and now me into paying way more than he is owed.

It is the first house I bought and I just didn't have the money for the upkeep. With the money I will make off of it I will have a nice nest egg should things go wrong at the new place.
Plus you are viewing this house with damn near $20,000 in repairs done to it vs when I was living in it lol
The house was fucking awesome though. Loved it.

Cool house but do they just not have code for stairs/railings in Ohio? There are railings. Which are also the easiest fixes. I am sure you can tell by looking at the house it probably is not friendly for disabled people or young kids that may fall into the living room pond.

My concern with kids would be more about them falling through the stairs/out of the loft. In NY you'd need balusters on those handrails and risers on the stairs to be up to code.

Learning my lesson about getting permits for anything complicated if you're not DIYing. I'm having my deck rebuilt by the dumbest fucking boomers and I'm out there every day fighting with them on basic code/build quality stuff. Should have just paid the inspector to do it.
