Trying to talk my wife into letting me buy a striper for my lawnmower. It's not saying a lot, but I have the best house on the block, and I want my lawn to reflect that shit even harder. I've never related to Hank Hill more than when i became a home owner

Still got a lot of work to do to my basement area, but I wanted to show off b9 user eddardstark's (does he post on BiL?) work hanging above our books. The book posters are: The Sound and the Fury, 1984, Jude the Obscure, and Crime and Punishment.

Well, ac unit shit the bed. Called several places for weeks trying to get someone to come look at it. No response. Found a guy in a FB group, turns out it needed to be replaced. 10 years old in Phoenix, not surprised. $7600, biting into the budget for other things but just encourages me to be a little more frugal before pulling the trigger on the new block fence, bathroom remodel, and flooring. I’m so ready for summer to be over.

Got a (mid level) 16 seer unit and got a friend of a friend hookup. Bf overheard the guy tell the owner we need every discount available. Most other companies would’ve been 9k or so. We expected close to 10k tbh, especially since we needed a crane, most ac units are on the roof in AZ. We are very happy, new units are more efficient so we should see 30%+ savings with the electric bills. In other home news, got a quote for demo/renovating/expanding the master drippini, 1k plus materials. Deciding on tile is frustrating. Lol.

Anyone have pellet stove experience? The house I’m buying has oil heat, but a pellet stove downstairs. Would it be worth putting one upstairs as well to cut oil costs?

My parents had one and I was never a fan. It replaced a wood stove that would heat most of the house. They got tired of hauling wood up the back stairs all the time and wen't with a pellet stove. Then we got to haul bags of pellets up the stairs.... Maybe the tech has gotten better, but the pellets would feed into a little container and burn. A fan would blow the heat into the living room. It never produced the amount of heat the wood stove did and the fan had to run all the time to get the heat. So it was less heat and noisy, not to mention far less satisfying watching pellets burn in a tiny window vs stoking wood in a stove. But that was 25 years ago, so maybe they are awesome now...not sure. yeah, this was pretty much my experience as well, 5-10 years ago. at my old house, the thing would basically make the room it was in uncomfortably warm and leave the rest of the house more or less untouched. if your entire upstairs is relatively small and open, it might be a good fit but i'd suggest against it otherwise.

mine is almost 20 years old. was able to put some Freon in (which will no longer be legal come 2020) just so it can last me the rest of the summer. I will only need a new unit, which will be around 3500. not looking forward to dropping that money.

Finally closed on the place I posted a few pages back and moving in this weekend. Neighbor on one side has a really pretty Husky pup, neighbors on the other side are a woman with multiple face tattoos and a guy that plays slap bass while watching South Park.

Curious as to what the result was, because my wife and I may do this soon Our rate dropped a full percentage point from 4.7 to 3.7 and we didn't have to pay any closing costs because our house appraised for 110k over what we owed on the loan. Its a pretty good time to re-finance from what I understand. Trying to get together all the before/after photos of our house to post

PSA: Always get a second apinion.
We were having boiler issues just in time for the snow. First guy we had out here said we needed a new boiler and quoted us at 7.5k. Second guy came out and said he'd prefer to fix it, and did it successfully for 500 bucks.

Never heard from them outside of the notices they would send out to everyone and never wen't to any of the meetings. I never rented it out, but I’m sure there’s some kind of guidelines to follow for doing so.

Having to deal with HOA shit AND possible complaints about AirBNB renters seems like a level of hell I never want to experience, but then again I don't have any experience with renting out an Airbnb.
Most HOAs (at least in Delaware) seem to have strict codes regarding noise, etc. and that plus the high ass condo fee was enough to keep me from buying one. Well, on top of that, you can't use a gas or charcoal grill on your porch 99.9% of the time, and 'fuck that.'

Looked at this house Saturday. Loved it. Going to try to bid $150k on it. ZERO work needed on it. I've never bought a house before but my credit rules and the local bank has a $5k downpayment program for first time home buyers that I can totally match. I'll have my truck paid off in a year, too so I can make double payments.
I have no idea what the fuck I'm doing though as far as loans/mortgages go

My mortgage was 165k when we got the house and we pay $1020 including taxes and HOI. Hopefully that gives you a little frame of reference.

I have an appointment with the loan officer tomorrow. Conventional loans tend to be out of most people's reach. Your debt-to-income ratio can't exceed 43%, which isn't debatable and means you normally have to have a decent down payment. They are normally a little more lenient on inspection results. FHA are more lenient when it comes to down payments and income, but they are soooo anal when it comes to inspections on the house. We wouldn't have been able to buy our house with an FHA due to it being a fixer upper, even with a 20% downpayment. From what I understand, you have to live in the house full time if you get an FHA, no rentals or airbnbs or things of that nature.
