Replaced my water tank least week because it was old as fuck and the dip tube was disintegrating and filling up the lines.
During that also found my kitchen valves are almost dead and the piping in the drippini is garbage, so having them replaced next week. Involves having a hole cut into the bedroom wall, so this is gonna be a blast

Any landlords? Our type is much maligned these days. No lie, I find the title to be so entertaining. People don’t think about it much but “Lord”. It’s funny we use this archaic, Feudal term in America My brother and I are in process of updating some of the downstairs unit. I could not get through this much work without his help. Painted, got the vinyl flooring in, now doing baseboards, changing out a few bathroom and kitchen light fixtures, and replacing the dishwasher. After it’s done and rented I’ll finish my flooring upstairs. I cheaped out, not realizing, and got $2.20 sq/ft flooring which is brittle and we had to be really gentle installing as it chipped easy. We were able to salvage it for shorter cuts usually but I kind of wish I would’ve gone with a better quality around $3 sq ft. Stop cheaping out I literally hate you lol you shouldn’t have even installed it anyways so help me god if you don’t give people deposits back bc they chipped an already shitty floor....

Once you know it's not hot, that stuff is easy.

What do y'all have in place for home defense? alarms, safety windows, firearms etc? we have this pane of glass right by the front door that if you broke it you could just reach through and unlock the door if we were out, so had that coated with a film, like a tint but its bullet and brick proof. 3 cameras (Arlo and ring systems), two very loud dogs and I have a shotgun. The Arlo camera system comes with an insanely loud manual alarm that I can switch on if someone breaks in. If me and my GF are going away and the dogs aren’t there I have some door jammers that when the door is opened are also incredibly loud. My neighborhood is really good at watching our for everyone else. But with that said, it’s basically the bare minimum.

I live in a place with a good amount of porch pirates and car/garage break-ins. We've been exceptionally lucky and have had none in about 2 years.
We have the Ring doorbell, backyard cam, and alarm system with door sensors. Those are nice, but I think the biggest deterrent is a bright light in the driveway with a super obnoxious camera looking sensor below it. It literally does nothing but if you walked by it, you would think I have serious surveillance happening. The previous homeowner put it up, and at first I thought it was dumb, but it's been effective.

The other sorta ironic thing I've noticed with the NextDoor app is people saying somebody broke into their house and ONLY stole their guns. So clearly somebody knew they had guns and that made them more of a target.

I really want to be an owner of a home too! However, I’m terrified of the commitment and shelling out the money. I feel like my luck skews towards “owner of a money pit.”
Also, we’d have to move an hour’s commute from our workplaces to get our money’s worth. Not a problem now because still working from home, but that will change eventually. Can’t afford anything close. It’s ridiculous.

When I was looking at houses I started looking by my job but after about two hours I gave up because the taxes are about double of what I pay now. I still pay too much, but that’s what I get for living in downstate NY. I’ll take a 45 minute commute over $10k in taxes.

The only reason we can even afford to rent the house where we currently live is because we were hooked up with a friend’s family that owns the house. Last stat I recall hearing said the median household income in the county we are in was $120 or $130k. LOL. We definitely bring down that average.

Last report from Seattle was that median home prices were over $800K. It's why we live 30 miles away. Taxes are way cheaper out here too, and I have a forest for a backyard. Worth the commute. So envious of anyone that has a forest out their back door. I grew up with that and miss it every fucking day.

It is definitely a pain at times dealing with unruly tenants and the residential tenancy branch is constantly amending their rules for landlords making it difficult. Not to mention the lending requirements if the property won't be your principal residence. Hopefully worth it in the long run - definitely a good way to learn some reno skills!

The current state of our backyard. Large portion of grass removed. Deck is supposed to start tomorrow, but the guy keeps delaying so we'll see. Dirt and rock delivery today, so that will be my weekend. Earlier this week we received our Corten steel containers. They were raw steel but I made a salt spray which rusted them in a few days. You can kinda see in the dirt where our deck will be. Containers will be on either side for privacy with the bamboo. On the 25th the remaining grass will be replaced with artificial K9 grass. Can't wait! Gonna be so worth it when it's done. Did you guys put in the fence or was it part of the development?

Just an Arlo 2 but it’s got the “smart hub” which has an alarm I can trigger from my phone. I also just bought a new car on Tuesday that’s too big for my garage so I’m actually on my way to Lowe’s right now to buy the Arlo floodlight for my front yard/driveway because we’ve had a huge uptick in car break-ins :/

There’s three other houses on my street, so things are quiet. I have a Reolink camera on the front porch and a dog that sounds way more intimidating than the foot and a half tall sausage of a bulldog that he is.
I’ve been working 55 hours a week since the end of July and have been banking all the overtime to do some big projects in the spring. I plan on upgrading my electric to 200 so I can install central air, landscape the front and back, replace the upstairs windows, and get new siding.
