Re-fied are 30 year to a 15 year a couple of months ago. Will be worth it. That said, is it me or do you start noticing / a ton more stuff needs fixing the moment you re-fi? I'm in the process of going to 10 year. Going from 4.25 to 2.25 Those that refinanced through a National provider which one did you go with? I talked to Quicken last year but am ready to do it in the next month. That guy was straight like “Christ dude refinance you couldn’t have a better situation”

Any landlords? Our type is much maligned these days. No lie, I find the title to be so entertaining. People don’t think about it much but “Lord”. It’s funny we use this archaic, Feudal term in America Yes we have 3 rental properties. It is definitely a pain at times dealing with unruly tenants and the residential tenancy branch is constantly amending their rules for landlords making it difficult. Not to mention the lending requirements if the property won't be your principal residence. Hopefully worth it in the long run - definitely a good way to learn some reno skills! I should be more informed about our tenant laws. I’ve had this place for 7 years. So far so good, I’ve rented to two couples with no major issues beyond dog shit. Once I refinance (damn soon) the lower unit rent covers the mortgage. After finishing the downstairs updates and getting it rented I’ll be looking for a second two family, or investing in my aunt and uncles next flip project. Playing it by ear. They have multiple properties. I think 18 units total. That’s what I’m looking to follow.

The current state of our backyard. Large portion of grass removed. Deck is supposed to start tomorrow, but the guy keeps delaying so we'll see. Dirt and rock delivery today, so that will be my weekend. Earlier this week we received our Corten steel containers. They were raw steel but I made a salt spray which rusted them in a few days. You can kinda see in the dirt where our deck will be. Containers will be on either side for privacy with the bamboo. On the 25th the remaining grass will be replaced with artificial K9 grass. Can't wait! Man I spent all last spring/summer removing sod, absolutely brutal. Tried a manual sod cutter first, which was back breaking labor, then switched to motorized which felt like overkill and out of control at times. Disposing of old sod is next to impossible and crazy expensive here for some reason. The house we bought was abandoned for 30 years prior with no landscaping at all, so we ended up planting 8 trees and replacing most of the front lawn with planting beds and a paver path. Next up is replacing the old concrete pad in the backyard and building a patio roof. I have next to zero experience making anything that large scale, so it'll be interesting for sure.

My backyard was at one point a nice asian rock garden. Now weeds just grow everywhere through the pebbles. Weeding and chemicals cannot stop the growth. I'm planning on ripping up half the backyard and turning it into grass. Worried about the cost of dirt.

I was gonna put pea gravel around my above ground pool. Now I’m thinking river rock so the dog can’t kick it out as easily seeing as there’s no walkways around the pool. All my walking areas are up on the deck but my dog and my neighbors dog definitely enjoy hot laps around the pool.

Looks cool. I almost pulled the trigger on hardy but I needed all new doors, windows, garage openings , gutters etc. Blew my budget out of the water plus everyone around us is vinyl too so. I’m remodeling the whole inside now. I only been here for 3 years, we outgrew our old house but the folks who bought it got it turnkey and I got to basically start from square one again lol.

It's interesting that it's a renter's market for the first time in possibly forever in the Bay Area (CA). (Housing prices have barely budged.) I rarely move but am considering doing so to take advantage of that. (Considered buying a few years ago but held off.) Anyway, my question for the landlords on the thread is, what kind of concessions do you think I can expect in negotiation with a currently-getting-desperate landlord? The place I'm looking at has 7 of 19 units unrented. I'd like to be able to get 20% off the asking rent price.

Yeah, that would be ideal, though short-lived, to do so. What I'm really interested in either a) anyone who has negotiated with landlords during a renter's market, and how that wen't, or b) any landlords and what they would be willing to do in this renter's market for a prospective tenant.

I'm guessing the landlords here on BiL don't want to express their openness to negotiation, and in the process of doing so, further embolden all us renters out there. Understandable. I was reaching out to my current landlord for a letter saying I was a good rent payer, etc., and they immediately said they would negotiate for me to stay. Duh, of course the renters' market is all over the place, including where I currently am.

Moved a bookcase in the living room to prep for painting and found some carpenter ant damage to the flooring underneath. Problem is some of the boards run under the pellet stove so I’m gonna have to take that up to replace the damaged boards. Should be a good time.

Been working on building a chicken coop from scratch since the new year. I love having a big garage to work on stuff like this over the winter. Never had that luxury at my old joint. Also rules never having to clear snow and ice off your car.

I'm not a landlord but you should ask for everything. 1) A discount on rent. 2) A clause in your lease to allow you to break the lease without financial penalty if you need to (maybe after the 6-month mark or something because any landlord is gonna be REAL against doing it wholesale) 3) A clause that doesn't allow them to raise the rent over a certain percentage if you think you could be there multiple years. I'd go in showing that you know how many of their units are un-rented and also with information about nearby complexes with many unrented units so you can show that they have absolutely no leverage here. They don't acquiesce to what you want, you go elsewhere. Chances are this is your one shot at doing this because the rent market in a place like the Bay won't stay down for long.

It's about 1000 more square feet than our previous house and we're only the second owners so it's really really well taken care of. That looks dope!! I’m thinking of getting a tankless water heater. Our current tank is 11 years old. Anyone go tankless? It’s a tankless job, but someone’s gotta do it. I just had my tank replaced and asked about getting a tankless. The guy basically said it would be a lot more money, require a shit ton of maintenance and would involve a good size electrical job for my spot too. I've heard good things, but tbh my new setup was like 1200$ or something and we still never run out of hot water now.
