thanks for the advice. that sucks that I have been replacing planks and using 3" deck nails for them. why shouldn't I use nails? because they have a tendency to pop out? all of the planks had nails previously and I was pretty much replicating how it looked previously. I'm going to preface this by saying "I'm a banker, not a contractor," but I've talked about this project with dudes that have built way more complex shit than small decks, so I've kinda confirmed my logic. Plus, I've seen what the previous home owner half-assed and figured out some of the "why" to the nail pops, cracked boards, etc. Think about it like this: a nail has no real bite, so when the temperature fluctuates, the wood expands/contracts, so over time those fluctuations are going to drive the nail out of the wood. It's a much faster/easier way of replacing boards or building a deck from scratch, but will NOT hold up over time. gotcha. i'll probably start putting in screws through the rest of them. then maybe i'll go back and take the ones i have already done out and replace the nails with screws. i have done about 15%-20% of my whole deck, which is a good amount because we have a fairly large deck. it's probably a hell of a lot easier to take out screws than nails if i need to replace boards later on too.

I have perfect neighbours now. We moved last because our landlord wouldn’t screen tenants and I had the cops show up multiple times to arrest the dude who lived above us, then the woman who moved in after him started drinking and stopped taking her medication so then ambulances were showing up constantly.
The final straw was when I was home alone her nephew had moved in with her or something and he had his drunk friend over who started banging on my door at 3am for me to let him in and I had to yell “MOTHERFUCKER IF YOU DONT LEAVE IM CALLING THE FUCKING COPS”
and he drunkenly wen't outside and I ran down and locked the house door behind him (lived in a triplex) and then ran back upstairs and locked the door to my apartment again and listened to him yell on the lawn to be let in for a couple hours.

I bought a nice chunk of property recently. Not sure what I’m going to build on it or if I’m going to just throw a camper on it. That’s as close as I get to owning a home We did this several years ago with the idea we would build our dream home. There are some steep slopes that the County has issues with and wanted a ton of studies. It also would have required septic, well, and power to be ran a long distance which would have drained our savings before building even started. We then found a nice house seven miles away and put our savings into that instead. Now we use the property to walk our dogs. Eventually we would love to clear a space and get power up there to possibly rent it for small homes or something. That’s kind of where I’m at now. It was such a good price for a beautiful piece of land, but it’s seems like such a hassle trying to get through all the tape to construct a house on it. Same situation as you, power and everything else would deplete the my savings before even have plans for a house. Definitely using it for more of a recreational property for the time being.

we have neighbors behind us that kind of suck but the father is not a bad dude. one of those lazy families that leave lots of shit on their lawn for a long time, but the father will take care of it if you eventually ask him to. the wife is a cold bitch and the college-aged son is an asshole so i don't bother dealing with them. i had to confront the guy about a lot of stuff he left out way too long on his lawn that used to be in his shed, which got torn apart after a storm, and his bright flood lights he leaves on all night that light up our whole backyard and inside of our house. he was receptive and then said "look we're neighbors and i don't want any problems, but i just want to let you know i heard your wife talking about us and saying she 'fucking hates us' the other night when you guys were on the deck listening to music. i don't want you guys to dislike us." i started laughing and felt bad when I realized me and my wife were drinking on the deck the weekend before. we must have had a little too much because i completely forgot we were complaining about their lawn and lights to each other, and we must have been a little too loud. i apologized and told him there are no problems but we'd appreciate it if he put his stuff away and turned on his motion sensors. we haven't had issues since.

I live in a neighborhood where whites are maybe 25% of the population, at MOST. Zero issues, everyone is chill as fuck and minds their own business.
Pretty sure the worst thing that's happened was the previous neighbors that had a broken down car parked on the corner (we live in an end unit). They were white too, in case anyone wants more proof that Whitey is the Devil.

Can’t wait for warmer weather. Have a lot of work I’d like to do outside:
- reseed a good portion of my lawn. Became overrun with crabgrass and turned into a mud pit this winter - powerwash deck (again). Weather screwed me last spring - reseal around chimney - box in a few mulch beds - lay some patio pavers for a walk way
One major project I’d like to get to is installing a French drain to take care of some poor drainage in the back. I could probably save about half the cost if I do it myself, but not sure if I feel like digging a 60’ trench.

Anyone dealing with shitty neighbors? someone's been unloading a semi-auto rifle multiple times in the middle of the night (like long past midnight) on random nights around my neighborhood recently. We also live in a fairly major city, so it's not white trash hillbillys shooting cans in their backyards.

I lived in two suburban towns before and never had any issues with the population and/or neighbors. Recently moved out to a more rural area and already have witnessed some questionable characters. Drunk drivers, aggressive dog owners, and random shouting arguments.
Mind you I live on a lake so you think the clientele would be a little more upscale, but the properties along the lake equate to these pro-Trump encampments with lifted desiel trucks and gun shots.

The neighbors I'm talking about are definitely the outliers in the neighborhood as everyone gets along / minds their business. The worst part is I've had different folks talk to me while I'm walking my dog and they assume that I'm one of the assholes playing a Seals & Croft reggae cover at midnight at full blast. I've had to tell numerous people that no, I live next door.

i built a shed last year so that I can stuff it full of shit that's in my garage while I turn it into an actual little shop for working on my motorcycles and shit Did you build from scratch or get those assembly required? Currently looking to do this. i was actually planning to buy one of those you see i the parking lot at lowe’s because i saw one on sale but i was too slow and someone else bought it. i ended up making one from scratch. my backyard already had a 10x10 concrete pad from where there must have been one before, so the size was predetermined i need to paint it

wife and I bought our first home a little over 3 years ago now, outskirts of our town feels like middle of nowhere but about 5 minutes from downtown. neighbor are all nice, small house (840sqft) but with two small buildings on the property one with power that we fully insulated last summer. and 3 1/4 acres of property 1/2 acre of which is a small pond. the previous owner and his family lived here since it was built in the early 60's we had a lot of plans for the formerly farmed property but wife got in a pretty bad car wreck the morning after we got the keys/sighned everything and her "you will be healed up in 3-6 months no problem" has turned into "you are now permanently disabled" (thx folks running a redlight in a stolen car t-boning her!)
so a lot of our plans have been on a big long pause. we did get the building insulated for my office, installed a nice huge window from habitat for humanity facing kids play area/pond side. other than that a lot of just trying to keep the grass mowed. beautiful spot to be stuck on pause in at least! lots of wildlife coming/going thanks to the pond.

I also feel like I'd be at the bar 3 or 4 times a week, and that's not good.

Once a brewery opens up about 6 blocks away, my wife and I are splitting to get some land and be alone. Our property value has shot up already because of the announcement, so hopefully we'll make a decent profit. Last house on our block sold in 2 days.

I'm actually meeting with my realtor that sold me my house 11 years ago, this saturday. I'm trying to get this bad boy listed and sold. Shit I still need to do before that tho: patch up some paster work in various ceilings throughout the house. Electrical work, I had a recommendation from some lady on Nextdoor, and this guy is taking an entire week to get me a fuckin quote, I'm about ready to just ghost him and call someone else. Touch up paint obv. Installing some artifical turf and minor landscaping in my backyard. I've had the area framed out and filled with gravel since late fall, just need it to be a sunny and warmer day to roll out the stuff and secure it. Mulch and plants, and it's gonna be one sharp back yard. and declutter 11 years with of various garbage. Gonna get one of those waste management bags from home depot, costs like $180 to haul a ton and a half worth of shit, which is a good deal.
Super anxious to get this process started, anyone sell a house recently and might shed some light on what I'm in for?

Looking to buy one in the next year or so. Trouble is I live around an old-ass mining town so most of the houses are about 100 years old and haven’t been taken care of. Houses are cheap, but you’re lookijg to spend the same amount on modernizing/getting things up to code as you are for the house itself.
I could move but I love where I live. I’d go nuts if I wasn’t ten minutes from skiing/fishing/hiking

I'll take this over city life any day. cost of living down here (NC) is cheap as can be as it is, our mortgage with all taxes/insurance/etc are all still under $700/mo. tradeoffs all the same for different areas but I like it down here for the most part! last year we didn't get much we could have got accomplished from what seems like (and still seems like) never enddddding rain

We sold our condo last spring and it was a good experience, but time consuming and a lot of anxiety. Our realtor came a couple months before our sale and told us what we could keep and needed to do. All my toys, movies, records had to go. Dog crates had to go. Most of my art collection had to go. We filled a 10x10 storage unit with boxes, bookcases, etc. A friend was able to store the art in his house. We still had a liveable house but was so uncluttered it was very nice. We then spent every weekend painting and cleaning up the place. A couple weeks before listing she stopped by again to see progress. We did pretty well according to her. A few days before listing she brought in professional cleaners. We cleaned ourselves but this crew made it spotless. She also brought in a couple staging items like nice patio furniture. She had a professional photographer come in for the listing. We listed on a Thursday for $269K and had an open house on Saturday and Sunday. We got a Rover for our dogs and wen't on a long bike ride while strangers judged our accommodations for the past 14 years. Offers would be accepted on Tuesday. Tuesday came around and we got three offers with $285K being the highest. The buyer was young and needed an FHA loan which required a few more things for us to do. The buyers bank brought in their appraiser who said it was worth $281K. Fricken jerk. So then there was some back and forth with what the buyer could add in cash and we agreed to leave our dining table and wall mount a new TV for her. Ended up selling for $283K. It was a huge relief when everything was finalized. We bought in 2004 for $172K so got a good amount back for our down payment on the new place even after the state government took a chunk and the realtors took their percentage. The new place was still being built though and the closing date was pushed back. We had to "rent" our place from the new owner for a month for $1. She wanted to charge a regular amount for the month but our realtor told them there were other offers on the table so they dropped it to a buck. Sweet! A couple months after moving we stopped by to pick up some mail that had been delivered to the old address. She let us check out the interior. Her mom had painted over all that new paint we had just done a couple months prior and removed the TV from the wall that we had mounted. Ah well, its her house now. We were very happy with our realtor who has been with us for 15 years now and helped buy two homes and some property. The cleaning, photographer, and staging really helped set us up for a good sale. A neighbor sold his similar place a few weeks before and had used cell phone pics with their shitty furniture, crap on the counters, etc. We got $15K more than they did. Good luck! damn, that's a lengthy process. My overall area is kind of cruddy, but it's a nice area (historic district) within a cruddy area, and also should be selling for roughly 1/3rd of what you got. I fully plan on decluttering/cleaning/freshening everything up before taking pics and getting the listing up, but I'm hoping it's feasible to have it up by this time next month at the latest. Stoked you had a fairly good experience, and you came out on top. I'll take the info you hit me with here, and definitely use it, thank you for the detailed o-count of your experience with selling! I'm meeting the guy tomorrow morning, I'll report back with how it goes.

Jesus, and I thought our $1000 mortgage was cheap as shit. both of your mortgages are cheap as shit. our property taxes alone are more than your mortgages. almost makes me want to leave central jersey. this year all of ours bundled up for our payment is $615/mo to person asking about Greensboro/Triad area! stuff is more spread out or a drive regionally to go do things but its a decent location since its about equal distance to bigger cities in the state, a few hours from beach a few hours from mountains, Richmond is about 3 hours, Atlanta/DC 5ish. there are more expensive areas around NC but a lot of that is just simply Asheville or any "hip area" of a bigger city but I mean really thats anywhere. but even then "hip" areas here are like cheap areas in a lot of bigger places I've mostly loved in this area by choice for around 20 years now

Met with my realtor saturday, seemed like he felt like my timeline was a little ambitious, but I don't think he knows I can work full time and do repairs to my house in free time at the same time. He also thought that 98k would be a good listing price once fixed up, which would leave me with 3-6k in profit which would be dope, as I was aiming to just break even and not take a loss.
Extremely stoked on this news.
