Anyone ever convert from window unit A/C to a multi-split system? It’s getting hot and we are dreading putting the damn window units in. By my little research it seems like a better cooling/heating system, quiet, effective, and cheaper in the long run after initial investment. Anyone have any apinions or brands they’ve used with good or bad result?
We have a Philly rowhome with neighbors on both sides for reference. 2 story, 3 bedroom, 1.5 bath, unfinished basement. 2nd floor has bedrooms and 1 bathroom.

I have like a 12x12 foot area in my yard that’s just small rocks that the previous owners put in as a fire pit. Considering grass or turf cuz the rocks suck and weeds come through them anyway. Would also like to see the pics but they aren’t showing.

oh shit, my bad. I try to link them from my google photos because im a simpleton. The grass looks a lot better in person. gonna put a couple chairs and a table, maybe some _cool_ lighting along the fence too. I'm so close to having my house on the market, i cant fuckin wait. THREE houses have sold in less than a week on my block in the past couple months, its insane.

How sumptuous does the turf feel on bare feet? Is it delightful? Is it closer to real grass feel or like indoor soccer field feel?

Part of me wishes that I wen't for the slightly nicer turf at home depot, but it was 50 bucks more, and im just trying to sell my house so whatever. will report back

My wife is convinced that we're going to catch someone doing that, and keeps trying to extend the zone to pick up movement. In reality it just means the neighbor's kids set it off, or someone letting their dog shit in my yard. I completely understand. Our zone is just our front yard and it just so happened that our neighbor had her car parked in front of our house that one night, so it was all luck.

Installing a new garage door opener this weekend, fucking pumped, old one only opens on the inside. i am getting an entire new door and finally installing an opener with it this weekend. my current one is so fucked and the spring broke a little while ago. i am so pumped to not have to lift the full weight of that thing every morning to drag my bike out

Might try to have an HVAC company or two come give an estimate for ductless mini split this Saturday. Not sure if I’m gonna do it this year but I wanna just see what they say.

Yep, I luck out doing the same. Open window in the front bedroom and an open window in the master. Baby gate in the door to keep the dogs in. And to trip my wife.

I have a detached garage, so I got a Chamberlain 0.5-HP Chain Drive Garage Door Opener, has the keypad which is tight. Didn't feel the need to upgrade to the wi-fi version. My dad got a military discount, so I got it for $140.

My only counterpoint to that would be that their realtor could have fucked up and left it out of the offer. Oh, how do I know that you ask? Happened to me when I tried to buy a house in 2013. Dipshit forgot to add that we could back out if we found anything unsavory on the inspection. Found inactive termite tracks in the basement. Took my dad's advice (for once) and walked away. She called and told me about her mistake, and asked if I'd go to small claims court to fight it instead of making her cut me 1000 bucks. I agreed, and changed my mind the next day (obviously), and she cut me a check. Realtor was the sister in law of a manager whose branch I had just left. A week later, that manager wen't to our regional trying to get me written up for something I didn't do out of spite. That was fun.

Trying to sell my place and shop for a new one this summer and it's incredibly stressful. Really don't want to make my offer contingent and luckily my parents live in town and we can stay with them while we shop. But that means moving shit to a storage unit, which suck.

On my to do list: - new tile throughout the house - new carpet in the bedrooms - demo master drippini, create newer bigger drippini - lots of landscaping, I hate the desert - pressure wash the house - paint trim on the exterior of the house - paint kitchen - paint guest bathroom - paint all interior doors - replace all door hardware and electrical plates throughout - create shade on the back porch, hang some sort of bamboo blinds or outdoor curtains
Its never ending.

now that my front yard is (more or less) complete, the big projects I have going on are all backyard related. Going into this past weekend it was looking extremely jungle-esque out there. I wish I had taken more 'before' shots but I always forget to take them until I am already mid-way through a project.
