That looks dope!! I’m thinking of getting a tankless water heater. Our current tank is 11 years old. Anyone go tankless? It’s a tankless job, but someone’s gotta do it. I just had my tank replaced and asked about getting a tankless. The guy basically said it would be a lot more money, require a shit ton of maintenance and would involve a good size electrical job for my spot too. I've heard good things, but tbh my new setup was like 1200$ or something and we still never run out of hot water now. Assuming it's electric, you paid 1200 dollars to have someone tighten two hose connections and a couple of wire nuts?

It's gas and included a new tank and mixing valve install. It was actually more than 1200, but was and is working out great for me

Awesome house! We have a tankless water heater. The only downside is that the water upstairs takes a little longer to warm up, but it's nothing crazy. That's just shitty layout. You could install a recirc

Mowed yesterday, more of a clean up cut than anything significant. Weeds everywhere, my evenings are now jacked up because I'll be spraying for what seems like forever because I have 2 acres of property.

Already had to mow today. Now I need to get rid of the wild strawberries creeping in from the neighbor's yard. LOL. I'm that neighbor. Put in a strawberry patch 3-4 years ago and I now find new shoots fucking ALL OVER the place. Had no idea how much the birds spread those around. Original patch is PROLIFIC now though.

Bought our place in 2017, been working on it ever since. Mostly fixing the shitty DIY projects done by the previous owners, and also me. Here's the kitchen when we moved in followed by our current renovation that's still a WIP. Waiting on the shelves to arrive in the mail and still trying to figure out what backsplash to do. One more post just because of how much I hated this bathroom. Yes, that is a small dresser rigged to hold a sink. Most of that original backsplash took the wall with it so I also learned how to drywall. Also, as soon as I took everything out our baby had to go to the hospital for like 2 weeks. Attachments:

is the new kitchen pic finished? if so, why did you eliminate a fuckton of upper cabinet space? Far from finished. Initially I had a few days off of work to do the major stuff, now it's just weekend projects and a shitload of touch up. We got bottom cabinets with drawers allowing us more storage as well as adding the pantry, and we're doing shelves on the wall with the stove/range. Tbh we just liked the way it looked with less upper cabs.

Girl and I just sold the condo we were in and bought a place down the highway. The market in Southern Ontario is absolutely mental right now. Happy to have a place to post about what we're doing in the place though. The kitchen was a mess so that's first up on the list.

The market everywhere is insane right now. Our house we bought 3y ago is worth double. We put a new roof on before moving in and mini splits in every room but absolutely nothing since. Well, we took 1 tree down and another took itself down.
I have friends trying to buy in Milton, MA and they are going in 4x over asking price and being outbid left and right.

That's just an average older home in an average neighborhood. If you're looking for a newer house in a safer neighborhood you're looking at 600,000 minimum. We're looking at at least 3 more years of renting before we can buy a fucking shed here. I'm not trying to be cute, I'm depressed as fuck about this. We both have solid full-time jobs but we still don't stand a chance against someone from Toronto who's getting Toronto wages but working remotely from London. Anyway.

It took a minute to operate them more economically but between then and the pellet stove in the living room we save a lot of $. Also MA had major rebate incentives to install them, I think we got 7k back. And they are lifesavers for AC for a bitch that doesn’t do heat. We have a huge one in the LR and 2 smaller in each br. Joe wanted one in the bathroom... the guy just cracked up laughing.

My ductless split with 2 heads was one of the best home investments I could have ever made.
I going to replace some ageing cedar shakes on a part of the house that gets a lot of weather and sun on it. 155 square feet or 2 square worth of shakes was $950. That's not counting any house wrap, nails or labor.
IDK who could afford to have a whole house done in shakes these days

had another earthquake here last night ( LA ) so im investing in some preparation kit stuff and looking into earthquake insurance for the house. Was only a minor one and I know its only a 1% chance each year for the "big one" to hit but if it came tonight id definitely be caught with my pants down.

Idk why anyone would want to It looks nice but it's not worth the upkeep Currently redoing ours because of hail and woodpecker damage. Nothing else would really go with the stone bottom.

We bought a house in Los Angeles in February, and just moved in a few weeks ago after renovating the shit out of it - we gutted 3 bathrooms, the laundry room, and the floors, and then partially renovated the kitchen (we didn't do the cabinets, but did everything else). It has been so stressful!! Moving with an 11mo old is insane, I never imagined it would be this hard. The work wasn't done when we moved in, so we had multiple crews of contractors in here all day for the first week (luckily now its just one or two more things that need to be finished). Here are some pics (I don't know how to make them bigger, so you have to click on them to see - though the quality is still a shit sandwich); we haven't set anything up yet really, but you get the general idea. Now that we are in, we can start the journey of doing our own projects -- so much still left to do!
