Moved into a flat I now own after living with my parents for 10 months. Feels weird having my own place but I'm excited to get things looking how I want them. Gonna turn the second bedroom into an office/drum room.
Besides a few months last summer it's my first time living by myself. Gonna take some getting used to at first, but so far so good.

Anyone have experience with a PHFA K-FIT loan, or some other states equivalent? Apparently it's a new loan in PA as of March 2021. State gives you 5% of total house cost with 0 interest. the loan is forgiven 10% each year for 10 years, but if you sell before 10 years you owe whatever the outstanding balance is. seems dope and im considering it?

Used one of those drain snakes that attaches to a drill because my kitchen sink had become unusable over the last day or so. It was busting up every major clog so I just kept feeding that shit into the wall until it got stuck and broke the reel getting the hose back out. Still better than snapping the hose and digging up the pipes to get the rest out.
10/10 would buy again. Now my kitchen sink drains insanely fast itβs awesome.

Had an offer accepted and did the inspection. Found asbestos in the kitchen floor laminate and underneath (kitchen needed to be remodeled so remediation was necessary), so tried to get 5k covered in closing costs. wen't back and forth and they kept asking for stupid shit, the last of which being asking for $1k more on the purchase price after I already offered to raise it by $5k.
Told them to fuck off, got my deposit back and have now had an offer accepted at a bigger and better house 2 blocks away.
Also the first seller was a state trooper who dodged a DUI by flexing his status, so he can get fucked.

Had an offer accepted and doing the inspection Saturday. The house is cool but I'm a very cheap person and the prospect of updating it (roof/mechanicals/probably windows) is already stressing me. That said it is livable and hopefully we can delay everything until costs settle a bit.

Anyone ever repaint a basement?
I want to create a basic home office down there, but I'm not feeling the dank.
Everything that I'm reading is providing conflicting information (ex. NEVER paint your basement vs. paint your basement, but you should totally strip, power wash, and sand it first vs. just throw some waterproofing paint down). I'm at the point now where I'm just going to scrub the walls and the floor, make it spotless clean and call it a day. Maybe put some vinyl interlocking planks down if it still looks shitty afterward.

Boyfriend and I just closed on a 1902 Victorian in Northern California. It's zoned residential and commercial. Going to put a little pastry/panini spot in the building that's attached. It used to be an H&R Block. The high school is 2 blocks away. I'm trying to get that high school lunch money to pay my mortgage.

Dispensaries are currently not allowed in the town that I'm in.. that will change someday, but we're so close to the high school, I probably wouldn't be able to get it going.
