Oh, you rang? That’s wild. Are you able to see what your neighbors are paying? Edit: I only ask this because we had a broken meter and we were able to use neighborhood comps to fix our billing issue.

That’s a great idea I hadn’t thought of that. I checked last August’ bill and it was $1,500 so I guess w/ the rate increase that part makes sense. We run the air conditioner 24/7, but we also did before we bought this place. We wen't from ~$150 to service a 2bd/2ba apartment to $900 for a 4bd/3ba and our habits haven’t changed.

I've put off buying a sprayer because I'm cheap, but I may just go for it before I do our bedroom. I've done two rooms since we moved by roller and life's too short.
even my roller is powered by my sprayer.
What kind of sprayer do you have?

What kind of sprayer do you have? Graco X7. Probably overkill if you don't do a lot of shit for other people, but it's nice that it stands over a 5 gallon bucket of primer. I had an X5 that worked great until I needed to spray out a whole house, and that was pretty nice compact setup for single room at a time work

Instead of a traditional solar battery, I'd get one of those new powerstations. The newer 2000kwH ones are pretty cheap for what you're getting, about like 1500 bucks give or take a hundred or two here or there depending on brand. Not as efficiently priced as traditional lead-acid batteries, but I figure a 1500 dollar investment is less than 8-10k, and it'll keep your fridge running for a few days without charging(but you can still use 'em while they're charging via solar).
Plus you can take 'em camping or throw yourself an outdoor show or something.

Lightning struck our house on Monday. Was the most intense 10-15 min with the proximity of a bunch of lightning strikes, with one that ultimately hit the house.
Lights immediately wen't out and all the smoke detectors wen't off. Started to smell and see smoke in one area of the house. I ran through our home twice to check and couldn’t find anything, all while my wife called 911. Loaded up the car with us, two dogs, and newborn son and parked in the neighbors driveway to wait.
Fire dept came and did a bunch of scans and checks around the house and couldn’t find anything. After coming back inside I noticed a burn mark on one of the walls next to an outlet just above the baseboard. Looks like that’s where the lightning decided to make it’s entrance.
Exploring a little bit more on the outside of said wall I noticed a bunch of debri blown up onto our front steps/landing. Looking at the ground I saw a little trench leading to the house and a huge streak down the tree in front. Our best guess is the lightning hit the tree and somehow came down and into the house through the ground.
The best part now is finding all the things that are malfunctioning. Our furnace needs a new board. Our septic alarm wouldn’t shut off. Luckily the alarm is just fried and nothing with the septic pump itself. Random outlets are out and our internet isn’t up.
End of the day though myself and family are good. No harm to us. Just a wild ride to experience.

Thank you! Yes, already opened a claim with insurance and will load all photos and quotes I get for repairs. Hopefully it’ll help soften the blow financially.

In other news, since I see others already talking about it, we recently had our solar system finally turned on a week ago. Too early to tell how it’ll all play out. So far I was able to peak out at 136% solar vs home consumption. But that was direct sun all day.
Hard to maintain that now though since we’re seemingly stuck in a never ending heat wave. With three ac window units going, anything produced gets used up right away. Probably will just be a wash between solar and the spike in electricity for the summer months. Hoping the rest of the year it’ll even out and get our bill down as the company stated.

Our house got struck by lightning when I was a kid. I was actually thrilled about it because we got all new TVs and wen't from PSX to PS2 through the insurance claim. I would probably be less thrilled these days.

My apartment was a nice pad for about the first 2 months and now it looks like a 14 year old billabong hoodie wearing kid's bedroom Oddly enough, I support this

Finally replaced my 20+ year old leaky fridge with a new one. Hated dropping the money, but the design is so much more spacious and it is technically about the same size as the old one. and i know the front of my drawer is missing on the cabinet.
yes, i took away the clean fancy look on the fridge by covering it with pictures and magnets

We have a lot of trees in our yard but the plan still allowed for 102% offset, so we should cover our electricity bill based on our averages. If we drop this huge oak in the back, it could jump up to 122% offset, but not about to spend 5K to drop one tree.

In the process of getting quotes for new upstairs windows. Renewal by Andersen wants $15k for 9 windows, which seems high to me. Home Depot is coming out Saturday, so we’ll see what they say.

Keep in mind the panels will degrade at about 0.5% per year give or take and if the tree is shading the house it might lower the house temp so you don’t have to run the AC as high anyhow. #teamtree

I spent the last month or two pulling stuff out of our upstairs, removing baseboard, carpet, and tack strips. This week a crew installed new laminate. We were able to get the same stuff the builders installed in the downstairs so it all matches. We had the stairs done up custom as well, which is hard with laminate. Putting things back together now and changing up some rooms. It's like a brand new house. Pic of the stairs: Damn, looks great!

Does anyone have hardwood floors in the kitchen? We’re looking at flooring options and going back and forth between hardwood and tile.

I've got wide pine planks in mine. If the subfloor's solid and tempered below, I'd way rather go tile than hardwood (and I dig installing hardwood). dude below is right, though. Vinyl plank is the way to go if tile's not the best fit.

I’ll look into that for sure. We’ve got the original hardwood from the 50s in the rest of the house with the narrow planks I’ll have to see if I can get something approximating that size
