Moving in to my new spot this weekend. Everytime Ive been over there I notice some little thing that I want to fix or that Im worried about. Homeownership has not been very chill so far tbh.

my latest unpopular apinion is that unless you get off on constant repair and renovations, buying an old house is not worth it. sold ours instantly which we used to buy a 2017 build and my life is 1000% better because of it.

Wife and I are putting an offer in on a house that is basically our dream house in all aspects. Weren’t even actively looking or planning on moving for years, but I just caught it in my email alerts 5 days before it wen't up for sale. She and my mom wen't to its opening day open house tonight and I couldn’t make it but we’re all in and offering 25k over listing price in the morning even though I’ve never seen it in person.
We are going to be completely miserably devastated if it doesn’t work, but we agreed that we’d rather try and fail than not try and regret it. She said there were so many other people at the open house, I’m so anxious.

Congrats concealer, that's very exciting and I'm happy for you and your wife to move onto this next step in your lives together. Getting our first house together changed me in a number of ways that I couldn't even count to if I'd tried, all for the better. good luck homie my house is old af and it is definitely stressful, neverending list of projects, fortunately the old man is a hardcore diy’er and helps out a lot. hoping to put in some serious work in the near future when i get my finances in order for it Lol my wife and I saved up $30k to re-do the doors to our shed and our kitchen, but then her catalytic converter got stolen last week and we just used the cash + insurance money to buy a brand new car. The thing is sick and no monthly payments is sicker but my workshop may well be exposed to the elements by next winter! My wife's old man is a big DIYer too, but they live 2 hours away so he's not too readily available to help. He does always bring over some of his stuff for me to use when they visit though, most recently my wife's old kayak that she got for graduating high school + the straps that came with it, as well as a few sawzall blades lmao

Update: we got it. July 12 close Congrats! Post pics from the listing! I did a screen record of the pics (some didn’t load so there’s a couple black spots) to send my sister earlier so here’s that. Not pictured is the half finished basement, attic, and inside garage. I plan on one day dying in that sun room.

Was house hunting last year, I think we ended up putting offers on 3 places, each offering 20k over asking and lost out to cash bidders/no contingencies. The interest rates simply got way too high for us to even be able to afford a mortgage payment with the house prices in the area, so we're waiting until things change to keep looking. I look at listings pretty frequently and prices seem to be leveling out, so hopefully in like a year or two we can get something. I would almost have a panic attack at 90% of our showings because we'd get there and I could just see all the dollar signs adding up with different things that needed fixing around these places. I'm all for getting a fixer-upper, but not for over 350k. Shit got really demoralizing, so I'm glad you're almost out of the woods.

big thangs happening here this week: finally finishing up the 2nd bathroom in the basement (took a dump on new bidet w/heated seat + dryer this morning, incredible). the backyard habitat people are coming by to check out our property today, we wen't from one tree and zero landscaping when we bought the place to hopefully getting certified soon. I just realized I've planted 17 trees, I need to stop.
also, my wife got a large separation payment from her last job, so we decided to keep going and finish the rest of the basement. we've only been here 5 years but I think this is the last major investment and I'm pretty happy with things now.

I think that's it. I used to work in forestry and love trees, I kinda wen't nuts here. Luckily 4 of the street trees were free and I got rebates on many of the others through the city which helped with the cost. I wen't with more mature trees because everything was so barren and that can get crazy expensive.

Backyard Habitat Certification through the Audubon Society backyardhabitats.org/It looks like it's specific to my area but I'd guess other cities offer something similar. They help you map out plantings, remove invasives, manage rainwater, and provide discounts for native plants to optimize conditions for pollinators and wildlife.

I'm loving the tree talk. We planted four in the backyard a couple weeks ago and have three more on the way. More traditional varieties - our climate here is zone 3 so we're pretty limited with selection. -30 winters really fuck with plants, especially on the open plains.

We have four volunteer ash trees in the front yard that fit in perfect with the landscaping. We’ve been treating them preventively to stop an emerald ash borer infestation. It’s sad how many trees these things have wiped out here.

Replaced several old two prong outlets with gfci outlets today and now there’s no power in the bathroom and the guest room. I didn’t touch anything in the bathroom and only changed one outlet in the guest room.
